Five days prior to the scheduled closing, please have the seller’s attorney call the Finance Office to provide us with the information needed to fill out the final bill. There is a $10.00 charge assessed for all final billings.

No. The New York State Real Property Tax Law states that the tax collecting officer is not authorized to accept any amount less than all taxes interest and penalties owed. 

If the last date for payment without interest falls on a Saturday, Sunday or holiday, then the interest free period must be extended to the next business day. Also, for payments made by mail, the date of the U.S. postmark on the envelope is considered the date of payment.

The tax collecting officer must mail the tax bill to the “Tax billing address” as listed on the assessment roll. Any permanent address changes must be made through the Assessor’s office (845) 346-4141.

Section 922 (3) of the New York State Real Property Tax Law states: “The failure to mail a tax bill, or the failure of any such owner to receive same, should not in any way affect the validity of the taxes or interest prescribed by law with respect thereto”. The law means exactly what it says: If your City neglects to send you a tax bill, you have the responsibility to find out what you owe. If you don’t, even though no bill was ever received, you are still liable for taxes and penalties, which may range from a few percent interest to the loss of your home at a tax sale.
